Advantages of using a Realtor vs. For Sale by owner
90% of home buyers are represented by Realtors. If you are selling your home on your own, then you are missing out on 90% of the buyers. Of the 10% that are left, they generally have not consulted a Realtor because they are not serious about purchasing, and have not consulted with a loan officer. Keep in mind, to the buyer, a Realtor cost nothing. If you were looking for a home, why would you not use a free service?
For sale by owners typically decide to list on their own to save the 6% commission. People looking to buy a home know that there is no Realtor commission and almost always take that right off the top of the asking price.
Of the 90% of buyers represented by Agents, almost all have been qualified for a loan, and are very serious and ready to purchase a home.
Maximized exposure is the key to selling quickly and getting top dollar is exposure. The more people who see your home, the sooner you will find a willing buyer. How do you get the most exposure? If you sell the home yourself, you will get some exposure by putting up a sign, running some ads, and telling your friends. On the other hand, if you work with a Realtor you will get instant and mass exposure to a large number of prospective home buyers. A Realtor has access to the Multiple Listing Service® (MLS®). This service, a computerized system operated by the local real estate board, compiles information about listed properties in the area and makes it accessible to member companies. As a result, when a REALTOR lists your home, Realtors from other companies learn about your home and try to match it with buyers with whom they are working. These buyers may include people from out-of-town who are trying to relocate to your area.
Another astute point is that a person selling his/her own home may lack advertising experience. A Realtor has significant experience writing newspaper ads that produce buyers and that meet fair housing guidelines.
Also, home sellers may have to change their schedules and rearrange their lifestyles to sell a home on their own. A Realtor is available on weekends, vacations, and evenings to show a home. That way, a potential buyer will not slip through the cracks while the sellers are unavailable.
And lastly, a Realtor has the means and experience to "weed out" curiosity seekers, thieves, and people who are not serious about seeing a home. A Realtor has a pre-qualifying process to determine which prospects are legitimate and have the financial means to purchase a home
